Fire Safety for Landlords & HMOs
Fire risk assessments and fire door inspections for landlords, HMO operators and managing agents, with property-specific findings, clear priorities and practical recommendations to support ongoing fire-safety management.
Clear fire-safety reporting for rented and shared accommodation
HMOs and shared residential buildings can combine sleeping risk, multiple households and common escape routes. Landlords and managing agents therefore need to understand both fire-safety duties and any separate housing or licensing requirements that apply locally.
Our assessments focus on the individual property, its occupants, escape routes and existing precautions. Where fire doors need deeper examination, we can provide a detailed door-by-door inspection and remedial schedule.
How we help
Focused inspections, practical reporting and clear next steps for the people responsible for fire safety.
HMO & Shared Accommodation
Assess common escape routes, sleeping risk, fire precautions and management arrangements in shared properties.
Landlord Documentation
Clear reports and action plans make it easier to manage repairs, licensing evidence and contractor instructions.
Fire Door Condition
Detailed inspection identifies failed closers, damage, gaps, seals and alterations that may affect performance.
National fire-safety duties and local HMO requirements
The Fire Safety Order applies to relevant non-domestic parts of premises, including common areas of many HMOs and multi-occupied residential buildings. HMO licensing and housing standards are separate, so landlords should also check the current requirements of the relevant local authority.
Current local guidance can be detailed. For example, Luton Borough Council’s 2025 HMO fire guide states that a written fire-safety risk assessment is required for all HMOs and stresses that the assessment should reflect the individual property.
